CRL are the exclusive provider of the Building Life Plans (BLP) Warranty in Northern Ireland.

A BLPSECURE warranty is an insurance policy that is designed to cover a homeowner against “structural defects” in a property, that were not discovered prior to completion, for a 10 year period and that would represent significant expenditure for a buyer to put right. Unlike other providers the BLPSECURE warranty does not have a developer warranty period, offering the homeowner peace of mind from day one. The warranty allows lenders to offer finance to buyers and is a AA rated insurance Policy, underwritten by Allianz Global Corporate & Specialty AG. The BLPSECURE warranty has been accepted in Northern Ireland by the Council of Mortgage Lenders and the Law Society.

Is my home covered by a CRL provided warranty?

Unless you are building a property for yourself, the chances are that the Warranty product that covers your house will have been chosen for you by the builder or developer of your property. That

choice will have been made based on a number of factors, such as the breadth of cover, the level of service and the financial security of the Insurer.

There is no legal requirement for a New Home to come with a Warranty when it is sold to you. However, if a homebuyer wants to rely on mortgage or other loan finance to buy a property, the lender is likely to require that property to have an acceptable Warranty; nowadays, the majority of New Homes do indeed come with a Warranty.

Although it may not be uppermost in your mind when you are buying a property, you should, also, be making sure that you have the best security for what is likely to be the most important purchase in your life.
